How do you build six 1200 square foot units on a 33’ X 122’ lot? What are the set backs and can you have an underground parkade? How many floors can you have 3 or 4?

Under the provincial rules, you can have a four-plex with three floors, and 50% site coverage. If the site is within 400 m of frequent transit, you can have a six-plex with three floors and 60% site coverage. A 33 x 122 lot is about 4000 square feet, so total floor space for the six-plex would be 3 x 60% x 4000 = 7200 square feet, or 1200 square feet per unit.

Problem is, the city of Vancouver's multiplex program (which was approved before the provincial rules were published) is much more restrictive. It's limited to 1.0 FSR, or 4000 square feet on a 33-foot lot.
