Good comments Russil. I’m thinking of speaking as well - my comments would be that we shouldn’t be so prescriptive on form, especially for corner lots.

I keep thinking of more things to say to council, e.g. there should be a more fundamental rethinking of land lift policy, like Shane Phillips' suggestion of aiming for 50% of land lift instead of 70-80%; or when thinking about streamlining approvals, there's a tradeoff between scope, schedule, and resources, and so you need to reduce scope by setting priorities. But I'm aiming to keep it at 4:30.
They should totally have a chimney on City Hall that emits white smoke every day, except on a day over 100 units of affordable housing are approved, when it would emit black smoke.
