This map divides single-family lots in the District of North Vancouver into three categories:
Servicing for multiplexes is feasible (green, about 2900 lots)
Servicing for multiplexes is challenging (blue, about 8500 lots)
Exempt areas where there’s natural hazards: creek, slope, or wildfire (orange, about 8600 lots)
Exempting areas where there’s natural hazards seems reasonable.
I think it’d be important to review the reasoning for why servicing the areas shown in blue would be difficult. (I assume “challenging” means “not recommended,” as opposed to just “expensive.”)
If land is especially limited in the district, and land prices are high, it may be appropriate for the district to allow more height and density on parcels where infill housing is feasible.
